Northwest One

Northwest One is a 126,000
square-foot Class A office building in Houston’s northwest suburbs. When
RPD acquired the building in 2006, it was only 22% occupied. The previous
owner had lost two major tenants and lacked the experience to lease it up. As
a result of the preexisting relationship with the seller, RPD was able to
strike an agreement to buy the building before it was marketed. During the 60
day due diligence period, RPD brought in a new tenant and expanded another
one, so the building was 45% leased by the closing date.

Madison Research Park

RPD acquired this six building,
140,000 square foot business park in October 2006. It is located less than a
mile from the Redstone Arsenal in Huntsville, Alabama – the epicenter
of our country’s missile defense programs. Tenants of the center include
Lockheed Martin, Bechtel, EDO, and the U.S. Army.

This pair of class B office buildings
was built in 1982 and is located in one of Houston’s strongest
submarkets. At the time it was purchased in September 2006, it was 75%
leased. Currently is it 82% leased, and RPD is completing some renovations to
the interior of the building.

Ashford on the Bayou

Acquired in 2005, this 128,000 square
foot office building is located in Houston’s Energy Corridor. At the
time of purchase it was only 25% leased. However RPD was able to secure a
lease with a 28,000 square foot division of Waste Management before closing.
RPD has since added several other tenants resulting in 98% occupancy.

Tower 14

Tower 14 is a 250,000 square foot
office building in the largest submarket of the Detroit metropolitan area.
When RPD purchased the building, the tenant that occupied nearly 50% of the
building intended to vacate. Fortunately, RPD was able to secure a lease
extension with this tenant as well as several expansions.

Renaissance Square

Located
in downtown Minneapolis, Renaissance Square is a 192,000 square foot office
building which was built over 100 years ago. It was previously the home to
Xcel Energy, but they vacated the building and left it unoccupied. However,
RPD saw value and moved to acquire the neglected property. RPD is now
renovating the inside of the building, and is already negotiating with
potential tenants.

Coit Central Tower is a 247,000 class
A office building in Dallas/Ft. Worth metroplex. It is located at a
convenient location on North Central Expressway near LBJ freeway. RPD plans
to make this property even more desirable by adding a fitness center,
conference room, and improved landscaping. Additionally, it’s highly
visible location provides an excellent opportunity for improved signage.
